Dyke Ridge is a residential development of two new build 4/5 bedroom houses located in Tongdean Lane, Brighton.
The two substantial family homes were created by developers County Gate Properties, an award-winning company that specialises in building luxury bespoke residential properties.
Brookes Architects designed the two new build houses to blend the traditional forms of the surrounding buildings with contemporary features.
Gyoury Self provided full Structural and Civil Engineering services for the 3-storey houses, which included designs for the below ground drainage systems and highway crossovers.
The houses were constructed using traditional building methods, with load bearing masonry walls supporting engineered timber joists to the upper floors and a precast beam and block floor, supported on trench fill concrete foundations.
Due to the long clear spans over the living rooms and the complex arrangement of the second floor within the roof, partial steel framing was required to maintain stability.
The results of the initial ground investigation suggested that due to the presence of shrinkable clay soils and large, mature trees, piled foundations would be required. However, interrogation of the test data, noted a significant decrease in volume change potential with depth, allowing much more cost-effective, trench fill foundations to be specified.
