The St. Anne’s housing development comprises three, timber framed, detached 3-bedroom houses located on a quiet privately-owned lane within walking distance of Lingfield town centre in Surrey.

Gyoury Self provided engineering input on the substructure, below ground drainage and external paving, plus advice on support and stability of the outer brickwork cladding.

The Challenges

Key project challenges included designing foundations suitable for shrinkable clay soil, with mature trees close by, along with providing workable solutions for the foul and surface water drainage.

Due to a very shallow public sewer in Newchapel Road, the foul drainage required a pump main to connect to it, via an on-site, ‘break’ manhole and S104 gravity lateral drain.

Surface water disposal was complicated by a low infiltration rate, but nonetheless we were still able to provide a fully compliant SUDS solution via a combination of soakaways and permeable paving.
