We are delighted to have been appointed by Chadwick Homes to provide structural and civil engineering design for extensive refurbishment and remodelling works at Caxton House in Shoreham-by-Sea, East Sussex.
Planning was granted earlier this year for the conversion of this former print works into 14 residential units, comprising a studio flat, 2 one-bedroom, 10 two-bedroom and 1 three-bedroom apartments. Parking will also be provided for 6 vehicles and 16 cycles.
Works will include alterations and extension of the existing building, as well as a new two-storey building over the garage area to the east end of the site.
Although unlisted, Caxton House has been identified by Adur District Council as making a positive contribution to the townscape of Shoreham-by-Sea. The project architect, Thornton Design, has therefore given careful consideration to sympathetic development of the site to preserve the unique character of this historic building.
Accordingly, any small extensions to the main building will be of traditional construction, but the new build section, at the east end will require a reinforced concrete transfer structure over the car park, supported on piled foundations. Special consideration is being given to drainage, as rainwater will need to be attenuated and stored on site prior to discharge into the public sewer.
